Lake Arrowhead Dock Sales
The year 2011 was a difficult year for dock sales, only 20 docks sold and there are currently 39 for sale. For 2010 there were 42 sales, so in one year there was a 50% drop! Starting March 1st 2012 I have a new marketing campaign specifically designed to target anyone who has purchased a home within the past two years.

The dock kit was installed by MJS docks and completely made of aluminum. Most dock builders are now switching to aluminum rather than wood so that there is no to little maintenance and they last almost forever!

Lake Arrowhead Bank Owned Homes

The volume of filings nationally was about the same as in October 2009. Some 332,172 housing units in the country received a foreclosure filing during the month. Filings include default notices, scheduled auctions and bank repossessions soon to be bank owned homes. For Lake Arrowhead bank owned homes there are only 13 on the market with lake rights. The majority of the 13 Lake Arrowhead bank owned homes are on the North side of the lake mostly in the Golf Course area. This information was collected from the local MLS and only local Lake Arrowhead Realtors have access to this information. The picture of the foreclosure to the left was a new construction with lake rights that an investor of mine purchased unfinished for $200k. He later completed the construction and we sold in for $550,000.00

Lake Arrowhead Bank Owned Homes Realist Tax
According to realist tax there are almost 60 Lake Arrowhead bank owned homes most of which are not yet on the market or are currently in escrow. There are two Lake Arrowhead Lake Front homes that are bank owned. 80 Lake Arrowhead homes are to set for pre foreclosure which sometimes takes up to a year.

Currently there are 42 dock listings on the lake. The season has ended and there are sellers motivated to sell. As winter comes to play many sellers remove their docks from the market and re-list in May. If you’re going to wait till the season comes for 2011 you may be paying a higher price. In the above photo, my buyer purchased N428B, well at least it’s in escrow. The reason it sold was because the seller was motivated. He realized that if he priced his Lake Arrowhead Dock Listing to sell that it would. The buyer wanted to be further back in the bay where the water is calmer. His first choice of Lake Arrowhead Docks to purchase was N481, however it was so overpriced we didn’t even bother to write an offer. Instead we went with the seller who wanted his Lake Arrowhead Dock SOLD!
