North Bay Lake Arrowhead is a desired bay as it is mostly blocked from wind and waves much other areas deal with all season long. Lots of boat anchor down for the day to relax at the end of North Bay. There are also more homes in the area then docks and the ease of access or demand has these slips starting at 95,000 and up. There are 315 homes for sale in Lake Arrowhead Woods. Of the Lake Arrowhead Real Estate available listings 31 are short sales and 15 are bank owned. In November 32 Lake Arrowhead properties were listed new to the market. Currently we have about a 12 month surplus of inventory for Lake Arrowhead Real Estate.
Lake Arrowhead Real Estate sales for the month of November were 22 a slight decrease since October at 28 sales. Of the 22 Lake Arrowhead Real Estate Sales 7 were REO bank owned homes and 1 was a short sale.

The flood gates at Lake Arrowhead have been open and overflowing for over a week. The gates are located at Willow Creek – Tavern Bay Beach Club. The overflow had caused the road to be washed away at Willow Creek and Highway 173. It will be nice to enjoy Lake Arrowhead next summer with a full water level. Most of the Lake Arrowhead docks are actually under water as the lake is filling faster than we can let the water out.

We just put Lakefront 132 John Muir Rd $590,000.00 Lake Arrowhead homes for sale into escrow. Currently there are two homes now in escrow on John Muir rd. There is only one home for sale on John Muir Rd 161 John Muir $275,000.00. Both homes that are in escrow both have single slip docks attached to them. MBM2 Slip 6 Listed and Sold at $67,000.00 Lake Arrowhead docks for sale slip located in Meadow Bay on the Point Hamiltair side of the bay with no stairs and in deep water. I have a number of clients waiting for the right slip to come available in close proximity to one their friends or homes. The wanted areas include: end of North Bay, Orchard Bay, and Village Cove. If you have any docks in the area I may have a buyer willing to pay a premium to purchase your slip.
The volume of filings nationally was about the same as in October 2009. Some 332,172 housing units in the country received a foreclosure filing during the month. Filings include default notices, scheduled auctions and bank repossessions soon to be bank owned homes. For Lake Arrowhead bank owned homes there are only 13 on the market with lake rights. The majority of the 13 Lake Arrowhead bank owned homes are on the North side of the lake mostly in the Golf Course area. This information was collected from the local MLS and only local Lake Arrowhead Realtors have access to this information. The picture of the foreclosure to the left was a new construction with lake rights that an investor of mine purchased unfinished for $200k. He later completed the construction and we sold in for $550,000.00

According to realist tax there are almost 60 Lake Arrowhead bank owned homes most of which are not yet on the market or are currently in escrow. There are two Lake Arrowhead Lake Front homes that are bank owned. 80 Lake Arrowhead homes are to set for pre foreclosure which sometimes takes up to a year.
Only 15 Lake Arrowhead bank owned homes have sold in the last 90 days, around 4 per month and only one lake front home has sold in the last year. The lake front sale was on John Muir and the previous owners sold the dock before letting their home go to the bank. Slip owners are getting motivated as the season has ended and Lake Arrowhead docks for sale are becoming cheaper. Two Lake Arrowhead docks for sale just put into contract are: N367 a rare single slip between the end of North Bay and Tavern Bay. The dock slip is in relatively god condition listed for $125,000.00. Another recent Lake Arrowhead dock slip put into escrow is Lodge 2 Slip 3 for $70,000
N428 is closing escrow today, a slip located near the end of North Bay with level access from the shoreline. There is also a very nice grass area in front of the Pier. The dock sold for $74,000.00 below market for the area.

Underwriting Borrowers with a prior Short Sale or Deed-in-Lieu of Foreclosure
To support overall real estate market and reinforce the importance of borrowers working with their servicers when they have difficulty repaying their debt, Fannie Mae is updating several policies regarding the future eligibility of borrowers to obtain a new mortgage loan on real estate after experiencing a short sale event (preforeclosure sale, short sale, or deed-in-lieu of foreclosure). The “waiting period” – the amount of time that must elapse after the preforeclosure event – is changing and may be dependent on the LTV ratio for the transaction and whether extenuating circumstances contributed to the borrower’s financial hardship (for example, loss of employment). In addition, Fannie Mae is updating the requirements for determining that borrowers have re-established their credit after a significant derogatory credit event.
Note: The terms “short sale” and “preforeclosure sale” are both referenced in this Announcement and have the same meaning – the sale of a property in lieu of a foreclosure, resulting in a payoff of less than the total amount owed, which was pre-approved by the servicer.
If you have successfully completed a Lake Arrowhead Short Sale or short sale on any real estate you may be eligible to refinance or purchase real estate in Lake Arrowhead within just two years. For a foreclosure where you let your home go back to the bank the waiting period is four years in most cases. If the defaulted real estate is your primary residence and purchase money most likely the lender has no deficiency rights at all. If it is your second home in Lake Arrowhead and or refinance money you may get the lender to waive their deficiency rights, however it is rare. Most clients that have consulted with their attorneys say it is better to limit the lenders loss by doing a short sale in Lake Arrowhead rather than a foreclosure. The lender will most likely have a more difficult time going for a deficiency judgment.
Buying a Lake Arrowhead Short Sale or Short Sale real estate in any community can sometimes be difficult. In today’s market lenders are so overwhelmed with defaulted real estate that it takes anywhere from one month to three months for a response to the buyers offer. It is difficult to keep the buyer around to wait on the sellers response, often times they have moved on to purchase other real estate. If the Lake Arrowhead Short Sale listing is a jumbo loan (loan over 417k) it’s not insured by Fannie Mae or Freddie Mac and the banks investor on the other side is usually quick to make a deal rather than foreclose on your home. Every bank is different, some will even pre approve a short sale before an offer is in place. Every broker in Lake Arrowhead requires the buyer and seller to sign a Lake Arrowhead Short Sale Addendum. If read carefully the Lake Arrowhead Short Sale Addendum states that the seller may continue the market the property and accept incoming offers. Meaning even though you have an accepted offer from the seller doesn’t mean you have the deal. Any other offer and terms can be accepted and submitted to the lender.
