Lake Arrowhead Market Trends
Lake Arrowhead Real Estate Market Conditions:
Currently there are 315 properties for sale in the Lake Arrowhead Woods area “Lake Rights,” Properties with lake rights start at $165,000.00 and go well beyond 2 million depending on their location. Lakefront properties start at $799,000.00 with most of the inventory priced above 1.5 million all the way to 9.5 million.
What are and where are the best deals in the Lake Arrowhead area?
Currently the best deals in Lake Arrowhead are the REO’S; bank owned properties. In most cases as soon as the property hits the open market there are multiple offers, and the bidding war begins. The sellers are pricing these homes 10 to 20% below market value. How do you avoid this or get your offer accepted first? The answer is simple….. Make sure your realtor is active, full time, and always available. Most realtors only belong to one MLS. Big mistake…… I belong to multiple MLS boards and get the new listings within hours of hitting the market. I am set up on auto email with specific criteria for each individual buyer that I am working with. It also helps to get a Lake Arrowhead Realtor who is personable and networks with other realtors on a regular basis. Many times we can sell an in house listing before it ever hits the market.
New Construction Properties in Lake Arrowhead:
Most builders are hurting, and they are slashing prices on inventory to get their homes sold. Many buyers are overlooking these great buys, unlike REO’s these properties are immaculate and also priced well. I have three new construction properties with lake right priced well below 400k. Six months ago these properties were all price 100k more. The builders are at the point where they are taking a loss and may need to write a check to the bank to get the property sold.
The Cheapies:
There are properties today priced below $100,000.00 that are in move in condition ready to go! Two year ago it was virtually impossible to find anything anywhere on this mountain priced below $180,000.00. The good news is, is that first time home buyers can actually afford these properties, and there still is 100% financing available!
Five reasons why the time to buy is now;
1. Affordability is better than ever, when was the last time you could buy a home in Lake Arrowhead woods for less than 200k?
2. You have a huge inventory to choose from; a large selection gives buyers more choices and drives down prices. And home sellers have gotten the picture.
3. Local builders are willing to deal and have cut profits to almost nothing.
4. Mortgage interest rates are at an all time low
5. If you qualify you can get a big federal tax credit.
Fly Fishing In Lake Arrowhead
For all you avid fly fisherman Deep Creek is an excellent place to fish. Typically you can catch wild Rainbow Trout year round, with the right Fly! This is a catch and release video in Deep Creek located just outside Lake Arrowhead. There are tons of streams and ponds to fish out of and trails to hike. Make sure you have a current fishing license on hand at all times.

Lake Arrowhead Dock Map
The lake season is right around the corner, don’t wait till it’s too late. Currently there are 18 docks for sale in Lake Arrowhead and the list prices range from $45,000.00 to $180,000.00. Attached is an ALA map that shows all the different access paths to get down to the lake. Docks usually rent between $2500.00 and $5,000.00 for the season. Snow Valley No Crowds
Snow Valley is located just outside of Lake Arrowhead and is an easy drive. During the winter months and peak season you could sit in traffic for hours trying to make it up to Big Bear or you can stop by Snow Valley where the crowds are often less than half.

Snowboarding In Lake Arrowhead
Just because you don’t live in Big Bear doesn’t mean you can’t enjoy snowboarding and skiing. There are plenty of spots in and around Lake Arrowhead to set up a few hits and or rails, including your back yard. Snow Valley is an excellent place to ski and they also have a full snowboarding park. Snow Valley is located just outside Arrowbear and approximately 25 minutes from Lake Arrowhead.
