Lake Arrowhead Vacation Home Sales

Lake Arrowhead is primarily a vacation home market. Most homes that sell in Lake Arrowhead are purchased as second homes. According to the NAR, one in 10 real estate transactions in 2009 was for the purchase of a vacation home. And though a small fraction of the overall market, it is significant because vacation homes are often big-ticket properties and attract discretionary buyers.  This come back is helped by gains in the stock market and an improving economy, which have made wealthier Americans more upbeat about the future. For the calendar year of 2010 441 Lake Arrowhead homes for sale sold. In the local MLS there are 275 homes for sale listed by local Realtors.

Lake Arrowhead Real Estate Update Available Inventory

There are 315 homes for sale in Lake Arrowhead Woods. Of the Lake Arrowhead Real Estate available listings 31 are short sales and 15 are bank owned. In November 32 Lake Arrowhead properties were listed new to the market. Currently we have about a 12 month surplus of inventory for Lake Arrowhead Real Estate.

President Barack Obama on Monday announced a tentative deal with Republicans on extending Bush-era tax cuts and renewing jobless benefits for millions of Americans.  We have arrived at a framework of a bipartisan agreement, Obama said. For the next two years, every American family will keep their tax cuts. Still this needs to be approved by Congress however and also extends unemployment insurance for 13 months.  Great news for second home owners, the majority of Lake Arrowhead Real Estate property owners. Without this deal taxes would go up January 1^st.

Lake Arrowhead Real Estate News Expired tax credit

Pending home sales rose 10% in October, compared with the month before, the National Association of Realtors reported this week. The expiring of the tax credit had ore of an effect on the surrounding areas of Lake Arrowhead including Crestline, Cedar Glen, Twin Peaks, and Arrowbear as most of the workforce lives in these areas. A small percentage of Lake Arrowhead Real Estate sales apply as the tax credit only applied to Primary real estate first time home buyers.

Home sales fell in September for Lake Arrowhead Real Estate

Existing home prices fell .07% according CAR in September from August. As home sales have historically fell during the Winter and most likely will this season inventory also falls  giving the motivated sellers an edge over leaving their Lake Arrowhead Real Estate on the market rather than pulling it off for the winter. If your home in Lake Arrowhead is accessible during the snow season you may want to consider leaving your property on the market rather than pulling it off waiting for summer. There are still plenty of buyers looking to purchase Lake Arrowhead real estate during the winter months.  Currently there are 318 homes for sale in Lake Arrowhead, two months ago there were close to 400 listings for Lake Arrowhead Estate. Lake Arrowhead dock sales inventory remain the same at 37 available listings.
